1.  **Imminent Danger** – anything that causes an immediate threat or harm to a resident/constituent (e.g. structural collapse or potential of a structural collapse)
2.  A combination of **multiple** non-working or shut off **utilities**.  \*\*Please make sure the tenant is not responsible for the utilities making nonpayment the cause for disruption in service.  Also, note this is determined on a case by case basis, it may be considered urgent vs an emergency.   If the loss of these utilities causes the property to be uninhabitable, this is considered an emergency. 
3.  **No Electricity** – If this causes not heat in the winter or no a/c in the summer, this would be an emergency.  \*\* Please note, if the building is being worked on which causes an interruption to electricity or if there is an outage in the area, this is **NOT** considered an emergency.
4.   **Potential ceiling collapse or collapsed ceiling**\- \*\*please note, if the ceiling has already fallen and there are no dangerous wires exposed, this would be an URGENT case. 
5.  **No heat** – Between October 1st and May 1st – the landlord must maintain a temperature of 68 degrees.
6.  **No A/C** – May 15th September 15th  – **URGENT**
7.  **Sewage Back-Up** – \* This is a danger to a person’s health - \* please make sure it is an actual back up not just a smell
8.  **Flooding** – This is an urgent request if the flooding is affecting the primary living area
